Materials

材料

Most people nowadays tend to choose the most standard finishing materials just for convenience, and this resulted the increasing likeness of all recently developed residential spaces.
On the contrary, ichijo-toma appreciates the aesthetics that prospered from the traditional Japanese culture; therefore, we are more inclined to use materials that are appropriate to convey the local ideology.
Let the gentle atmosphere created by light and touch harmonize in time, evolve and finally become a part of the family, together creating a more abundant life.

当下的人们为图一时便利,纷纷选用清一色的家居建材,这直接造成了现下四处可见的同质化住宅空间。
一畳十間更重视的是传承日本风土所孕育出的美学文化,更倾向于选择适用于当地的自然材料。
随着时间的推移,触感和光线之间的亲和性所带来的感受将和住户的家庭一同慢慢变化,融为一体,创造出更加丰富的生活。

Keiso-do (diatom mud)

The shadow created by the coarse texture of diatom mud constructs a tranquil and pleasant atmosphere, bringing people the emotions of Japan with the imagination of living in the natural landscape.

Wood

Natural wood is composed of an infinite number of elements, and its expression delivers livelihood to the household while balancing the quality of life. The presence of natural wood exerts a subtle influence on the family, changing with them as time goes on.

Doma (floor at entrance)

This transitional space at the entrance is tiled with natural pebble stones which convey a sense of delicacy and peace. Their unique texture creates a relaxed yet elegant welcoming space.

The softness breathes nostalgia and peace when stepped onto it. Tatami rooms have many ways to use; they can become comfortable guest rooms covered with bedding, or become children’s rooms as the kids grow up.

Washi

Japanese styled sliding doors with washi paper will allow the guests immerse in the most exquisite and sophisticated aesthetic traditions of Japan. Direct sunlight is diffused through the washi paper, creating a tender and cozy atmosphere.

Each tile is different from one another, unique in its shape and color. Its mild touch and silky texture add a drop of vibrant spirit into the space.

Through lighting design and customized furniture, ichijo-toma brings out the beauty of natural materials and the characteristics of the spatial layout, further enhancing the space to adapt to the lifestyle of each client.

ichijo-toma furnishes the house with originally designed furniture that are functional, easy to use, and aesthetically pleasing. The furniture will blend into the house without any waste of space.

Plan Layout

平面布局

Japanese people in the ancient times mostly lived in houses where the rooms divided and connected with sliding doors. This made them more considerate about the family members that live with, paying more attention to their inter-family relationships.
The way ichijo-toma lays out the rooms also respects the value of having a comfortable and healthy relationship among family members.
Some clients only seek the maximum numbers of room, but we advocate for the simple lifestyle like that of the families in the old days. On top of ensuring each family member has he/her own space in the house, a good plan layout guarantees a pleasant yet flexible and versatile lifestyle while subdividing the house into a minimum number of rooms.

古时的日本人大多生活在一个被分割的大空间里,用推拉门作为房间之间的连接。因此他们需要照顾 一起生活的人的感受,更加重视生活中人与人的关系。
一畳十間的平面布局设计也是以重构家庭人际关系,创造舒服良好的家庭环境等理念为主旨。

Like the looping and meandering trails, you can discover the surprises in a variable of spaces while walking around the house. Free-formed plan layout can create a space full of curiosity, as well as a well- ventilated environment.

Individual Room

Some spaces are more comfortable because of their small sizes. We believe that the size of each room should be dictated by its function, so we will eliminate all unnecessary elements while maintaining the minimum area necessary for each space, boldly dividing and creating enjoyable small spaces.

Without Corridors

We will eliminate the corridors that are only there as a division between rooms. Some storage or a small reading room can subtly fit in even the narrowest space, scattering the different life-essential areas throughout the house.

    We undertake renovation projects of the entire property only - we do not accept renovation of a portion of the house. Clients may purchase furniture, lighting, and other accessories at their will, or ask ichijo-toma to customize them, including but not limited to dining table, reading desks, lamps, etc.

    ichijo-toma carefully studies each material and makes appropriate recommendations to the clients, including but not limited to wood, tatami, diatom mud, and tiles.     About Plan Layout
    Our proposal will be based on each client’s individual needs and requests. Our design will create a versatile big space, within which will have enough number of rooms for each member of the family. Please refer here for the methodology behind our plan layout. The need for a tatami room will be determined by the necessity of the client.

    Quantity of Projects Per Year
    We greatly value the quality of our projects, therefore we will undertake no more than 10 projects each year. The design and construction schedule will be determined for each project individually, and we would like to do so at the beginning of our conversation with you.

    Service Area
    Accepting requests across the world. For projects in Tokyo, Kyoto, and Shanghai area, we can introduce some trustworthy construction companies that we have worked with in the past. If the project is located in areas other than these three cities, the client can recommend a contractor that they know, or we can work together to find one that is dependable and responsible. Transportation fee will be at the responsibility of the client if the project is located in a remote location.

    About the Cost
    The construction cost differs by each project’s size and material selection. The cost starts at about 150,000 Japanese yen per square meter in Japan, and about 6000 RMB per square meter or more in China. The construction cost for each project varies greatly based on existing conditions - demolition, insulation, window frame upgrade, etc. will affect the cost significantly. In addition, the design fee will be determined case by case, depending on the square footage, location, etc. The transportation cost will be in addition to the design fee if the project is located in a remote location.

At a date of your desire, we can schedule an individual meeting with you, either in person or online. We would like to get to know you and your style of living, as well as any thoughts on your construction budget and schedule. It would be the most helpful if you could share with us the project’s architectural drawings or photographs. At the time, we will also explain to you in detail about our design concept and flow of work. We can also take you on a tour of our completed project if you are interested to see our work in person.

Step 4. Site Survey

步骤4. 现场调查

We would like to visit the site to check the current conditions of the house in order to make realistic projections about the project. Construction cost and schedule will also be discussed at the time. Transportation fee will be at the cost of the client if the project is located outside the Kanto area in Japan or the metropolitan Shanghai in China.

我们需要到现场查看真实的房屋建筑,确认能否在现有的环境下实现您的需求。届时,也会和您谈到施工费用、工期等。在日本关东圈外或中国上海市以外的项目,需要客户另付交通费。

Step 5. Design Contract Signing and Start of Design

步骤5. 签署设计合同,开始设计业务

We will proceed to the contract signing process after completing steps 1-4. We will spend the following 2-3 months working closely with you on refining the design to meet your needs and expectations.

在完成上述1-4的步骤,双方签订设计监理合同后,我们会花上2到3个月时间多次听取客户的需求和想法,一步步推进您所希望的设计、材料等。

Step 6. Construction Contract Signing and Start of Construction

步骤6. 签署施工合同,开始施工

Getting the quote for construction cost and adjusting it to fit within your budget will take approximately 2 weeks to 1 month. The client will sign the construction contract once the final quote is adjusted and accepted. Construction will start immediately after completing any necessary reports or communications with the apartment/neighbors. ichijo-toma will be responsible for site supervision, making sure the construction keeps going on schedule. The construction process usually takes about 3 months, but it could vary based on the scale of the project.

对于报价单的审查,以及根据需要更改调低报价方案需要2周到1个月左右的时间。最终决定报价金额及设计后,在与施工单位签订施工委托合同,并向居委会和邻居报备后方可开始施工。我们将负责现场监理,监督施工是否按计划进行。施工工期约三个月左右,但也会根据具体的施工规格而异。

Step 7. Completion and Project Hand-Over

After completing a series of rigorous inspections with the client present on site, we shall call an end to the project and handover the house.
